Individuals can invest in REITs either by purchasing their shares directly on an open exchange or by investing in a mutual fund that specializes in public real estate. An additional benefit to investing in REITs is the fact that many are accompanied by dividend reinvestment plans (DRIPs). Among other things, REITs invest in shopping malls, office buildings, apartments, warehouses and hotels. Some REITs will invest specifically in one area of real estate - shopping malls, for example - or in one specific region, state or country. Investing in REITs is a liquid, dividend-paying means of participating in the real estate market.

What's the Best Way to get Started?

 That's probably one of the most common questions asked by people wanting to begin real estate investing. Another common question is, "How do I find a mentor to work with?" Of course there is no one perfect answer for everyone. It depends on a number of factors including; money available, goals and current skill level. But, for my money the answer to both questions is bird dogging or as I call it Real Estate Jobbing.

  A Real Estate Jobber is a person who finds qualified leads for professional Investors, through a variety of sources using a systematic process.

  Why Real Estate Jobbing?

• You can start in your spare time.
• There is absolutely zero financial risk.
• There is practically no start up costs.
• You don't need money or credit.
• You can gain hands on experience without risk.
• You can find out if real estate investing is really for you, before spending hundreds or thousands on books, courses and other learning aids.

  Your job is simply to supply quality leads and it's the Investor's job to handle the rest of the process.

  You earn while you learn

  For each lead that an Investor is able to close on, you will be paid a referral fee. There are several types of referral fee arrangements that can be made including:

• A flat rate.
• A percent of the purchase price rate.
• A net profit rate.
• Rates that combine more than one method.

  Build mentor relationships

  There is no doubt that mentoring is the most efficient way to learn, but it can be difficult to find a mentor to work with. Do you really think seasoned Investors have time to mentor everyone that asks? Separate yourself, and bring something of value to the table. By supplying good, quality and qualified leads you are saving your Investors time and helping them to make money. Now an Investor will be more willing to help.

  Start in your spare time

  You can easily start out as a Jobber in your spare time. You don't have to quit your job; in fact I would not recommend that. You work from home, and you may be able to do much of the lead finding research on-line.

  Anyone can become a Jobber. There are no special qualifications, education requirements or specialized experience required. Your age, gender, race, background, geography or current occupation does not matter.

  The skills you develop will carry over. As you gain experience you will work closer and closer with your Investors, and learn the business first hand. When you are ready to take the next step, you will know how to find profitable leads. As an Investor you must be able to find motivated sellers, that's one thing that will never change.

  What Makes a Successful Jobber?

  You must know your Investor's needs. Know what types of properties, what price ranges and what locations they are looking for, and prefer to deal with. The Investor is your customer, and you must give him or her what they want.

  The successful Jobber is like a real estate detective. The client is the Investor, the case is to find motivated sellers, the reward is the referral fee and leads represent clues. A good detective will investigate as many clues as necessary to solve the case. Likewise a good Jobber will generate and investigate as many leads as necessary to find the truly motivated sellers.

  You must provide complete information to your investors. It takes much more than an address and phone number for an Investor to make a decision. The Jobber goes the extra mile and uses the public records and other sources to provide as much information as possible for Investors.

  You must be (or learn to be) organized. Jobbers use a systematic approach for generating and qualifying leads. If you are disorganized it will be very difficult to stay on top of your business. Anyone can learn to be organized.

  It all boils down to providing good, quality information, which saves the Investor time and helps them to make money, that's the goal of a Real Estate Jobber. If you achieve this goal, then your Investors will be more than happy to help you learn the business, and pay you very well for your efforts.

  It's Not Easy

  Real Estate Jobbing is a great, risk free way to start your Real Estate Investing career. You earn money while learning the business first hand. But, it's not an easy get rich quick program.

  You will have to put forth some effort to be successful. You will need to generate hundreds of leads, which takes some time and commitment. You will need to look up the property information for each lead and present the leads regularly to your Investors. You must be able to motivate yourself to keep finding leads, even when it seems like none of them are panning out.

  Real Estate Investing is not for everyone. Jobbing is an inexpensive way to find out if it's for you, before you spend hundreds or thousands of dollars on courses, books and other materials. Find out what's involved first hand, experience the challenges as well as the rewards.

Get Loan Pre approval

What is it?
"Pre-approval" means you have met with a loan officer, your credit files have been reviewed and the loan officer believes you can readily qualify for a given loan amount with one or more specific mortgage programs. Based on this information, the lender will provide a pre approval letter, which shows your borrowing power. You can visit as many lenders as you like and get several pre-approvals, but keep in mind that each one carries with it a new credit check, which will show up on future credit reports.

Although not a final loan commitment, the pre approval letter can be shown to listing brokers when bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. This information is important to owners since they do not want to accept an offer that is likely to fail because financing cannot be obtained.

10 Frequently Asked Short Sale Questions

Here are 10 frequently asked short sale questions that are very helpful especially if you are just getting started or considering short sales as a means to acquiring pre-foreclosures.

1. What happens to the seller's credit rating when they allow an investor to short sell their property?
   What typically happens is the loan will show up as "paid" on their credit report; however there will be a notation that says "settled for less than originally owed" or something along these lines. It is more favorable for a homeowner to short sell than to have a foreclosure on their credit report.
   
   
2. Where do you find investors for Short Sales?
   Depending on where you live, you may see investors who advertise with bandit signs or in your local newspaper. Call the investors directly and ask them if they are experienced in doing short sales and if they would be interested in working with you. Another good place is your local real estate investors club meeting.
   
   
3. Define Short Sale?
   A short sale is really a form of pre-foreclosure sale and occurs when the mortgagee agrees to accept less than the loan amount to avoid foreclosure. A negotiated short sale results in a discounted purchase price for the buyer. The buyer would finance the acquisition much the same as in any conventional realty acquisition... but without the luxury of time.
   
   
4. Can an owner profit from a Short Sale?
   The seller cannot profit (monetarily) from a pre-foreclosure short sale.. But there are always exceptions to the rule.
   
   
5. How do bankruptcies affect the possibility of doing a short sale?
   Most mortgagees won't consider a short sale if the homeowner is in bankruptcy... why? Because negotiating a short sale payoff is considered a collection activity. Collection activities are prohibited in bankruptcy.

   Documents depend on the lender. Each lender has different requirements. It is typical to require hardship letter, purchase and sales contract, ECOR, settlement statement (HUD 1), net sheet, pay stubs, bank statements, personal financial sheet (monthly budget), amongst other things.
   
   
7. What percentage of mortgage companies send someone out for an appraisal on a possible short sale?
   All lenders order a BPO or full appraisal of the property before making their decision to accept or reject the short sale offer. This is there only way of assessing the value of the property.
   
   
8. How late in the pre-foreclosure process can you start a short sale?
   Try to allow a window of at least 90 days to effectuate a mortgagee approved, pre-foreclosure short sale.
   
   
9. What is a Due on Sale Clause?
   "Due on Sale" Clause (DOS) Provision in a mortgage or deed of trust calling for the total payoff of the loan balance in the event of a sale or transfer of title to the secured real property. A contract provision which authorizes the lender, at its option, to declare immediately due and payable sums secured by the lender's security instrument upon a sale of all or any part of the real property securing the loan without the lender's prior written consent. For purposes of this definition, a sale or transfer means the conveyance of real property of any right, title or interest therein, whether legal or equitable, whether voluntary or involuntary, by for deed, leasehold interest with a term greater than three years, lease-option contract or any other method of conveyance of real property interests. Standard language which states that the loan must be paid when a house is sold.
   
   
10. Will banks allow a short sale when the owner has some or a good amount of equity?
    If a property has what the lender would consider a substantial amount of equity, chances are they would consider allowing the property to foreclose and then reselling it closer to the retail value. Focus on homes that do not have much equity. Your job will be to create the equity in the home by negotiating a successful short sale.

Real Estate As Liverage

A key to successful real estate investing is leverage. Leverage allows an investor to use a small amount of cash to generate large returns. Here is an example of how it works: A hypothetical investor purchases real estate worth $100,000. The investor puts down $20,000 cash and borrows the difference ($80,000). If the investor later sells the property for $120,000 (a 20% gain) and pays off the $80,000 loan, he or she is left with $40,000. This represents a 100% return on the original $20,000 investment. A 20% gain on the sale of the property was leveraged into a 100% gain on the cash invested. Of course, this is an oversimplified example used to illustrate the meaning of leverage. We did not discuss income and expenses as well as other costs, such as real estate transaction fees, loan interest, commissions, or the holding period (one year, two, or more), but the concept is accurate.

Leverage works both ways. If the investor above had sold the property for $90,000, they would have suffered a 50% loss on their $20,000 investment despite the fact that the decline in value was only 10%. Furthermore, the lender was paid in full for the loan—despite the real estate loss.

Apartment Rents Are on The Rise

Apartment rents have made an about face during the first half of the year and they’ll continue to rise if vacancies tighten as predicted as more and more households become renters.

During the second quarter of 2010, the average rent for an apartment in the United States increased by $27 to $1,087, an increase of 2.5 percent according to the national rental site Rentjungle.com, which analyzes over 1 million apartment ads a month.

The national apartment vacancy rate stood at 7.8 percent at the end of June, according to Reis Inc., a New York real-estate research firm. That was down from the 8% vacancy rate during the first quarter, which was the highest vacancy rate in 30 years.   Reis reported rents gained by 0.7 percent during the seasonally strong April-to-June period, the biggest quarterly gain in two years.

“We are seeing some encouraging signs in the overall national rental market,” says Rentjungle.com CEO Jon Pastor. “In the second quarter, rent nationwide was up by 2.5 percent when compared to the first quarter of 2010, which is the continuation of an improvement trend that started in January. Rent in Q4, 2009 was down by approximately 3 percent from the prior quarter, and during Q1 2010, rent was flat. So an increase of 2.5 percent in Q2, 2010 is significant.”

Last week the National MultiHousing Council reported that apartment sales volume was up and markets were tighter for apartments in the second quarter. Its Market Tightness Index, which measures changes in occupancy rates and/or rents, rose from 81 to 83. Fully 69 percent of respondents said markets were tighter (meaning lower vacancies and/or higher rents). This was the sixth straight quarter in which this measure has risen, and is the highest figure since July 2006.

“Demand for apartment residences has substantially increased thanks to modest improvements in the jobs market and the continuing decline in homeownership rates.  While the level of transactions remains subdued compared with the boom years of 2005-2007, activity is gradually growing from the low levels of late 2008-early 2009,” said NMHC Chief Economist Mark Obrinsky.”

 “Going forward, the near-term outlook for the apartment industry is likely to be tied to the pace of job growth,” Obrinsky added.  ”Over the longer term, positive demographic trends are likely to keep the demand for apartments growing.”

The brokerage firm CB Richard Ellis agrees.  In March it forecast that US apartment vacancies, which hit an all-time high of 7.4 percent in 2009, will decline to 6.8 percent in 2010 as job losses stabilize and fewer new rental homes are added to the market. The nation’s vacancy rate will fall to, the property broker forecasts

RentJungle reported that two bedroom apartments saw the largest percentage increase in Q2, up 2% to $1,222 per month. One bedroom apartments were also in demand, up 1% to $970 per month.

“The rental market appears to have bottomed out in the last quarter of 2009,” said Rent Jungle co-founder Rick Ferris. “This is the first quarter that we have seen significant strength in the two bedroom market, indicating that larger apartments may be coming back in demand as the economy turns. It will be interesting to see if decreases in overall consumer confidence that were reported in June reverse this strong trend heading into the remainder of the summer.”

Across all apartment sizes, San Diego, San Jose, Norfolk, Providence, Hartford and New Haven all saw rent increases above 4 percent in the second quarter. The majority of cities realized increases in the 1 to 3 percent range. Tampa, Tulsa, Hollywood and Indianapolis however, all saw decreases in excess of 1 percent.

9 Things You Need To Know About Homeowners' Associations

When you purchase a condominium, townhouse or other type of property in a planned development such as a leased land property, a gated community, or even an ordinary subdivision, you are obligated to join that community's homeowners' association (HOA) and pay monthly or annual HOA fees for the upkeep of common areas and the building. If you are considering purchasing one of these types of properties, you should be aware of the following nine things about homeowners' associations and how they work before you buy.

HOA Basics
First, let's take a look at what HOAs are all about. HOA fees often range from $200 to $400 per month. The more upscale the building and the more amenities it has, the higher the homeowners' association fees are likely to be. In addition to monthly fees, if a major expense such as a new roof or a new elevator comes up and there aren't enough funds in the HOA's reserves to pay for it, the association may charge an extra assessment that can run into the thousands of dollars. Because multiple parties live in the same building, all residents of condominiums and townhomes must be equally responsible for maintaining the common areas of the building such as landscaping, elevators, swimming pools, clubhouses, parking garages, fitness rooms, sidewalks, security gates, roofing and the building exterior. Many of these types of common areas, such as pools and tennis courts, also exist in subdivisions of single family homes. Regardless of whether the HOA governs a building, such as a condo or townhome structure, or a neighborhood of individual houses, HOA fees help maintain the quality of life for the community's residents and protect property values for all owners.

In addition to maintaining common areas, HOAs also set out certain rules that all residents must follow called covenants, conditions and restrictions (CC&Rs). In a common building, rules may include what color front door you may have, whether you are allowed to line dry your laundry outside, whether you can have a satellite dish, the size and type of pets permitted, and so on. In many ways, these rules are similar to the types of rules apartment dwellers must follow.

In a subdivision with individual homes, regulations may include what color you can paint your home, the exterior landscaping you can do, the types of vehicles you can park on the street or in your driveway (no RVs, for example), permissible type and height of fences, and restrictions on window coverings for windows facing the street. If you want to do anything that differs from these rules, you will have to convince the HOA to grant you a variance, which is probably unlikely. No matter where you live, you are likely to be subject to city ordinances and restrictions related to the use of your property. HOAs add yet another layer of restrictions and because their members are more likely to know what you're up to, the HOA is more likely to enforce the rules. So, let's take a look at some of the rules and regulations you need to know about before you decide to join one of these communities.

What You Need To Know
While there are laws governing the behavior of HOAs, these associations can still have a powerful impact on your rights as a homeowner. Before buying a property in a community that has an HOA you should:

1. Learn the HOA's rules
You may be able to find an HOA's CC&Rs online as well as information about what happens if you violate a rule. Make sure any online information is current. If you cannot find this information online, ask your real estate agent to acquire these documents for you or contact the HOA yourself. Pay particular attention to rules regarding fines and whether the HOA can foreclose on your property for nonpayment of HOA dues or fines resulting from CC&R violations. Also, learn about the process for changing or adding rules and whether HOA meetings are held at a time you will be able to attend, if you wish to do so. 2. Make sure the home you want to buy is not already out of compliance with HOA rules
Buying into an existing problem can be a headache, so find out what the rules are and whether you would have to make changes to the home to comply.

3. Assess environmental practices
If environmentally-friendly living is important to you, be aware that some HOAs may dictate that you use fertilizers, pesticides, sprinkler systems, and whatever it takes to keep your lawn picture-perfect. They may not allow xeriscaping (an environmentally friendly form of landscaping) and may limit the size of gardens, ban compost piles and prevent you from installing solar panels. 4. Consider your temperament
Are you the type of person who hates being told what to do? If so, living in a community with an HOA may be a very frustrating experience for you. One of the major benefits of homeownership is the ability to customize and alter the property to suit your needs, but HOA rules can really interfere with this.

5. Find out about fees
Fees will differ for each community. Because of this you should make sure to ask your HOA the following questions:

• How are HOA fee increases set?
• How often do increases occur, and by how much have they historically been raised?
• Can you get a printed history of HOA dues by year for the last 10 years?
• How large is the HOA's reserve fund?
• Also, ask for a record of special assessments that have been made in the past and ask if any special assessments are planned for the near future. Note that economies of scale can mean that special assessments are higher in smaller HOAs.
• Find out what the monthly dues cover. Will you still have to pay extra for garbage pickup? Is cable included?

Compare dues for the complex or neighborhood you are considering to the average dues in the area. Keep in mind that you will have to pay for recreational facilities whether you use them or not. Find out the hours for amenities like pools and tennis courts. Will you be around during those hours, or will you be paying for facilities you'll never be able to use? Be aware that the HOA may have rules about how many guests can use common facilities. If guest restrictions are severe, forget about that housewarming pool party you envisioned.

6. Try to get a copy of minutes from the last meeting or sit in on an HOA meeting before you buy
The meeting minutes can be very telling to the policies of the HOA. Some questions to ask are:

•  What are current and past conflicts?
•  What is the process for resolving any conflicts?
•  Has the HOA sued anyone? How was that resolved?

Be alert for potential drama. Power trips and petty politics can be an issue in some HOAs. Talk to some of the building's current owners, if possible -  preferably ones who are not on the HOA board and who have lived in the building for several years.  Talk to the HOA president and get a sense for whether you want this person making decisions about what you can do with your property. If a private company manages the HOA, investigate it before you buy. Some HOAs are professionally managed, but it is common for the association to be managed by building residents who fill the position as volunteers. Even if you like the current HOA board or management company, it can change after you move in and you may end up getting something totally different than what you bargained for.

7. Watch for under-management
Not all HOAs are over-managed. The opposite problem may be an HOA where no one really cares and where no one is interested in maintaining the building, making repairs, hearing resident grievances, or being on the board. Residents may simply take turns serving as HOA president or randomly appoint someone, so be prepared to serve in this role whether you want to or not if that is the case with your community's HOA.

This would also be a good time to check into any restrictions preventing you from renting out your property or that make it difficult for you to do so. If your property is being under-managed you might not have an issue, but if you've got a hyperactive manager it could be a totally different story.

8. Find out what kind of catastrophe insurance the HOA has on the building
This is particularly important if you're considering a condo or townhouse purchase and you live in an area that is prone to floods, earthquakes, blizzards, fires, tornadoes, hurricanes, or any other type of potential natural disaster - and that is virtually anywhere. 9. Consider the impact of HOA fees on your short- and long-term finances
A condo with high HOA fees might end up costing you as much as the house you don't think you can afford.

Conclusion
Homeowners' associations can be your best friend when they prevent your neighbor from painting her house neon pink, but your worst enemy when they expect you to perform expensive maintenance on your home that you don't think is necessary, or impose rules that you find too restrictive. Before you purchase a property subject to HOA rules and fees, make sure you know exactly what you are getting into.

FHA Steps Up Intervention for Seniors at Risk of Foreclosure

The Federal Housing Administration (FHA) offers new guidance for homeowners and lenders for borrowers with reverse mortgages falling behind on property taxes and insurance premiums, placing them at risk of foreclosure.

“We understand that some senior citizens have not paid their taxes or insurance for some time and may be at risk of losing their home,” said FHA Commissioner David H. Stevens yesterday. “Today’s guidance is designed to establish a clear framework that protects both the homeowner and the lender who participate in our reverse mortgage program.”

HUD allows lenders to make tax and insurance payments on behalf of elderly clients with Home Equity Conversion Mortgages (HECM) from the borrowers’ available mortgage funds. When those resources are exhausted, the lender must advance funds to protect FHA’s interest and obtain reimbursement from the borrower.

FHA encourages lenders to reach out to delinquent seniors and reminds them that foreclosure is a last resort. HUD awarded $3 million to housing counseling agencies to help seniors defaulting on HECMs. Lenders must send letters to borrowers with delinquent loans as soon as the mortgagee receives notice of a missed payment.The lender must also offer loss mitigation options to allow the borrower the opportunity to cure the deficiency. These options must include, but are not limited to, establishing a realistic repayment plan; contacting a HUD-approved housing counseling agency to provide free assistance to the borrower; and refinancing the delinquent HECM to a new reverse mortgage if there is sufficient equity to pay off the existing mortgage and bring the property charges current.

To avoid problems with unpaid property charges in the future, FHA recently enhanced the HECM program’s pre-closing counseling requirements. Counselors must now place a greater focus on educating borrowers on how important it is that they fulfill the terms of the mortgage, including the requirement that borrowers make timely tax and insurance payments. In addition, counselors now employ a new financial tool which helps identify potential budget shortfalls.  Finally, HUD will shortly publish a proposed rule that adds more preventative measures and consumer protections to the existing HECM regulations.
